How much do I really need saved to buy in Austin?

Plan on 8–12% of purchase price for a comfortable buffer: 3–5% down (FHA, conventional 3% available), 2–3% closing, and 1–2% reserves. On a $500K Austin home, that’s roughly $40K–$60K liquid. Not the $100K you see on TikTok. We’ll model your exact target in your plan.
